Frequently Asked Questions

This is where you will find most answers. If there should still be any questions left, don't hesitate to contact us.
Do you have a range of holiday homes available to purchase?
Crowhurst Park usually has a choice of brand-new caravan holiday homes and lodges for sale and if you have seen a particular caravan or lodge elsewhere we can supply it at a competitive price. We also have some pre-owned holiday homes with prices suitable for all budgets. There are a limited number of plots available for owners to bring a caravan from another park.
How long is the season and how long can I occupy my holiday home during the season?

Crowhurst Park operates a fixed 11.5 month season from 1st February until 14 January. You may not sleep in your holiday homes during the shutdown but can use it up to 4pm each day. During the season, you may occupy your holiday home at any time.

The local authority decides on the length of the season. Crowhurst Park has decided to shut down for the most inclement period of the year but you may use your holiday home during Christmas and the New Year.

Can I move permanently into my holiday home?
This is not possible at Crowhurst Park. You may stay in your holiday home at any time during the 11-month season. However, you cannot receive post at the park or use it as an address to register for a doctor, voting or any other purpose. You must retain a permanent address, in the UK or overseas.
What about spending consecutive months in my holiday home?
You may spend consecutive months in your holiday home but it is better to advise us if you intend to do this. Similarly if you intend to leave your holiday home for any extended period it is helpful if you let us know.
What is the lifetime of my holiday home?

New caravan holiday homes are granted a licence for seventeen years and lodges for twenty five or fifty years, depending on what development they are situated. Pre owned holiday homes retain the balance of the licence.

Does the Mobile Homes Act 1983 apply to holiday parks?
Crowhurst Park is exempt from the Mobile Homes Act 1983, which was written for residential parks.
Then what are my rights?
Your rights and obligations are contained in the Licence Agreement and Rules of Crowhurst Park, which you will sign when you purchase your holiday home. You will be given an opportunity to read a copy before you purchase. We both keep a copy of the signed agreement.
Does the agreement say anything more?
The agreement between you and Crowhurst Park includes rules to enable the safe and pleasant running of Crowhurst Park. For instance, we have a no dog's rule and parking near the holiday homes is limited to 10 minutes only. These rules are for the benefit of all owners. Please read the rules and conditions carefully to ensure that your intended use is compatible with Crowhurst Park.
What about insurance cover?
Your holiday home must be insured against loss from fire, storms etc. and include third party cover. Crowhurst Park requires a copy of the current insurance certificate on file. This should be provided at the start of the season.
Is there an annual site fee and what does it cover?

Crowhurst Park provides various services which are included in your site licence fee: six free memberships of the gym, free Wi-Fi, water supply, sewage, drainage, waste disposal and grounds keeping. The annual charges are: £5,960 for a caravan holiday home of any size and from £6,520 for the lodges (both inclusive of VAT) for 2023/24. The licence fee is payable either by Direct Debit installments, in two halves or if you pay early in full, we give a discount.

How do you calculate any site fee increases?
Our site fees are linked in the licence agreement to the government Retail Price Index.
What services are connected to the Holiday Homes?
Most caravan holiday homes are heated using bottled gas. Crowhurst Park will arrange with a local supplier for the empty bottles to be replaced with fresh ones when they are empty. The lodges use LPG from large tanks which is metered and invoiced twice per year. All caravan holiday homes and lodges are connected to mains electricity which is metered and again, we invoice twice per year. All the holiday homes are connected to mains water and drainage which is included in the licence fee. All the caravans and lodges have at least one bathroom including a shower and sometimes, a bath.
Can my friends and family use my Holiday Home?
You may allow relatives or friends to use your holiday home. At least one person in the party must be an adult from the six named on your leisure club list. The named member may purchase daily or weekly passes to the leisure centre for additional guests. However, to maintain the ambience of the park you may not advertise or rent your caravan out to obtain an income.
Where can I store my large items?
You may have one or two storage boxes to store things like mowers, strimmers and bicycles.
Will I have to do the gardening?
Some people like to do a little gardening to brighten their outlook, others sunbathe, barbecue or just sit on the grass and watch the World go by. You may cultivate an area up to one metre wide around your caravan, provided it is kept neat and tidy. We cut the grass and maintain the shrubs and trees on the park. Your only responsibility is to trim the narrow strip around your holiday home where our large lawn mowers cannot safely operate. Even this is not compulsory as, for a small additional charge, we will strim the grass right up to your concrete pad leaving you to enjoy your holiday home without having to do any gardening at all.
Will I be disturbed by dogs barking at night?
Dogs are not allowed on any part of the park at any time so evenings will be free of the annoying barking of pets kept alone in the holiday homes.
